Hitting a Specific Target

It is unusual for clients to be certain of the exact address they seek.  Most clients set out with a geographical area in mind and a maximum budget and we work with them to narrow down the precise location and house.  This will take into account their lifestyle and consider the daily commutes for the family members, the availability of desired local facilities and access to necessary transport links.  Now and again we meet clients who have a clear desire to live in one specific road or street, and we can help them to home in on their target.

The Brief

Due to the Covid-19 lockdown at the time, and despite the fact that we were based only a few miles apart, we unusually never physically met Drs MR but instead conducted all of our dealings over the phone.  We were introduced to the family via a local associate who recommended that they contact us, knowing that we have the time, expertise and the appropriate network to fulfil their very specific search.  Interestingly, the family already lived in the area where they sought to ‘upgrade’ their home.  They came to us knowing that they wanted to move to a new house only if they could purchase in one particular Cambridge road which happened to be around the corner from them.  Drs MR had been wanting to move for some time, but a property had not become available through the normal channels. 

The Search

Coincidentally, we knew of a property in their target road that was possibly available off the open market.  We knew the owner to be a very private individual who did not wish to show the house publicly.  However, the owner did agree to a one-off viewing with our clients, knowing that they had been vetted by us and were committed and highly motivated buyers.  A local estate agent was engaged to protect the interests of the vendor and, after some negotiations on price and timings, a purchase deal was agreed.  Oftentimes, where properties of high value exchange hands, situations arise where various funds are released from alternative investments. This aspect can add some additional stress for both parties, especially during an exceptional economic period like the Covid pandemic, where things are not always operating to the norm.  However, with our experience in dealing with the financial processes of house-buying, we were able to keep the wheels of the transaction rolling.  Our experience has taught us that transparent communication between the parties is essential to maintaining a smooth sale process. In this situation, where it was necessary to handle everything over the phone, it was even more important to ensure the lines of communication were continually open and transparent.
