Property Acquisition
One of the relatively unspoken anomalies of the prime residential property market, especially in a fast-paced city like Cambridge, is that in any given year up to 50% of high value property will be sold without ever reaching the open market. This means that if you are waiting to see what properties appear on agent's websites or online portals, like Rightmove and Zoopla, then you are likely to miss out.
We have long-established relationships with all of the key players in the Cambridge prime market; agents, lawyers, surveyors and accountants. We adopt a uniquely collaborative approach and, as such, we are among the first to know of new opportunities and are usually able to arrange access, far before these same properties ever reach the open market.
Over the last few years we have secured properties on behalf of clients from £750,000 to over £6,000,000, which at the time was the highest value for a Cambridge property. Through experience, research and negotiation we seek to offset our fees in securing such opportunities. Read through the case studies below for some examples of acquisitions made on behalf of clients.
For client's wishing to benefit from our connections and get ahead of the market we offer a retained property acquisition service, whereby we will keep a watching brief in accordance with a detailed, pre-determined search brief. Please request a call back if you would like to discuss this service in more detail. In certain cases, we might grant special access to our private acquisitions page (see below).
Case Studies
"From our first meeting with Simon and Sarah, it was clear we would receive a tailored and attentive property search service. What we didn't realise at that point was how far above and beyond our expectations they would reach. They were almost immediately attuned to what we were looking for after making a lot of effort to truly listen to our feedback and present us with options that reflected our brief. When they eventually found our 'dream home' they painstakingly joined us on the emotional journey that ensued, providing instrumental advice on how to approach the offer and subsequent sealed bid process. We felt supported every step of the way and will forever be grateful to them for playing such a pivotal role in finding and securing the home that we will love and nurture for years to come. As if that wasn't enough, they have since provided us invaluable guidance in our search for local decorators, architects and even nanny services. I look forward to the ongoing friendship that has stemmed from our hugely successful experience working together."
